IN WHICH CITY OF MONTENEGRO TO BUY REAL ESTATE

Part 1 "The Coast or the North"
What to choose: the coast or the North of Montenegro?
This is a question that potential buyers often ask us. If it's the coast, which city is it: Bar, Budva, Ulcinj, Tivat, Kotor….
Yes, Montenegro, despite being the smallest in area and population among the Slavic states and the countries of the Balkan Peninsula, is very diverse in its climate and natural resources.
So, it can be divided into three parts: the coast, the center and the north. The mild Mediterranean climate is the coast of Montenegro, while the rest of the country has a temperate climate.
Winter is warm and humid all over Montenegro. If the sun comes out in winter, then you can sunbathe on the coast, as the sun warms here all year round, despite the calendar winter. The most uncomfortable time in winter on the coast is rain. But the rainy season here is very short and can last several days. But as soon as the clouds leave, the sun quickly dries the soil and it becomes very warm and comfortable. The average temperature in January varies : on the coast from +5 to +10. On sunny days, the air temperature can reach +20 degrees Celsius in January.
In the North of Montenegro, the average January temperature ranges from -5 to +2 degrees Celsius.
But when it is very hot on the coast in summer (especially in August), in the north of Montenegro at the same time it is very warm and comfortable, with a fresh breeze and cool evenings.
In this regard, both the coast and the north of Montenegro are very popular with both buyers and tourists.
The center of Montenegro is less popular, as it is far from the ski resorts of the north, from the coast and is considered an industrial area. The largest cities of Montenegro are located in the central part: Niksic and Podgorica (the capital of Montenegro).
Podgorica has been attracting potential investor buyers lately, as it is becoming an increasingly popular city for tourists and young people. And the demand for rental property is growing very fast.
The cities and towns of Montenegro's Primorye region, such as Budva, Kotor, Tivat, Bar, Petrovac and others, are consistently attractive to buyers. The Barskaya Obshtina district has been developing very actively over the past three years: there is a noticeable large number of new buildings and infrastructure development. The logistics of the city has a great influence on the inflow of investments into the city of Bar. So, the only railway in Montenegro goes to Bar, which connects it with the north of the country and with Serbia. The bar has a port that connects it with Croatia and Italy. There is also a motorway through Bar, connecting Croatia in the west and Albania and Greece in the northeast. The presence of a variety of beaches in the Barskaya obshtina The beaches (sandy, pebbly, with a pine coast and lush vegetation) also attract tourists and property buyers.
You can endlessly describe the sights of Montenegro. Every country has its pros and cons. Of course, there are such disadvantages in Montenegro. First of all, it is the slowness and lack of punctuality of the local population. If you need to solve something in the public services, then expect to take a few days. Sunday trading is completely prohibited (except for food markets). On some embankments and in tourist places, due to the large number of tourists, public utilities cannot cope with garbage collection. But all this is gradually changing for the better with the influx of foreign investment.
